Daniel North is a real estate lawyer who represents a diverse roster of clients. His work spans a broad range of real estate matters, including the development, financing, leasing, acquisition and sale of commercial real estate property.
Daniel has overseen transactions involving many large-scale, multi-use developments of industrial properties, hotels, apartments, offices, and retail, providing legal advice throughout the process including financing, corporate organization, and construction contracts. Daniel most enjoys the ability to see a development deal progress from beginning to end – identification of raw or underutilized land, acquisition of the land, raising and structuring capital and obtaining debt, developing and constructing the improvements, leasing the finished product, and eventually selling.
Daniel has also been involved in buying and selling industrial properties nationally with total property values in excess of $500 million. In his leasing practice, Daniel works with both landlords and tenants. He drafts and negotiates complex leases, handles mechanics’ lien and bond claim matters, and navigates foreclosures and loan restructurings. He is a capable, practical lawyer who can bring all parties at the table to agreement on complex leasing issues.
experience
- Represented a national real estate developer – with over $14 billion of completed projects – in the $7 million acquisition of 10 properties in Madison, Wisconsin, for development of a high rise for student housing near the University of Wisconsin campus.
- Closed a $25 million land acquisition and $60 million construction loan in New Jersey for a national developer after four years under contract. The site is slated for development of an 800,000-square-foot industrial facility. The deal required coordination with a state transit authority in order to secure rights – via a 99-year lease – for access to the site across a dormant rail line.
- Negotiated and closed the $20 million sale of a four-building portfolio of multi-tenant industrial facilities in Indiana.
- Negotiated and closed several sales of industrial properties and portfolios in different states around the country with value in excess of $100 million.
- Negotiated the successful settlement and resolution of a yearlong and complicated dispute over payment of tenant improvement funds for costs of tenant work in excess of $20 million for construction of a medical facility in Chicago.
