The goal of Thompson Coburn’s Real Estate Tax Assessment (RETA) practice is to help every client obtain the lowest possible real estate tax liability allowed by law. Although taxes are certain, the extent of your tax liability may depend on the actions you take.
We represent clients in valuation appeals challenging their property’s market value throughout Illinois and Missouri. Our services include evidence compilation and negotiations with assessment officials at the county and state level (e.g., the Property Tax Appeal Board in Illinois and State Tax Commission in Missouri) and/or applicable County Circuit Courts. The practice group also offers experienced counsel on the real estate tax consequences in complex purchase and leasing transactions.
We handle all types of properties, including commercial office buildings, retail properties, hotels, hospitals, restaurants, industrial properties, leasehold interests, apartment buildings, condominium complexes, properties undergoing conversion from apartments to condominiums, vacant land and ongoing construction projects.
Our representation of two suburban office buildings in Cook County resulted in more than $174,000 in tax savings for one building and more than $661,000 for the other building.
We negotiated a $1 million reduction in market value for a 358,000-square-foot industrial building in Lake County, Ill.
Our representation of over 250 apartment buildings resulted in $15 million in tax savings.
We obtained a $31 million reduction market value of a single-tenant office complex, resulting in more than $2 million in tax savings.
Our representation of over 20 million square feet of manufacturing and warehousing space resulted in tax savings in excess of $50 million.
