Paul represented real estate developers, financial institutions, national tenants and construction companies in a variety of complex real estate transactions throughout the United States.
Paul represented bank and non-bank institutional lenders in construction and term loans for high-rise office buildings, large shopping centers, industrial parks, nursing homes, hotels and multi-family developments. Lender workout and foreclosures which have been directed by Paul included a large mixed use development in South Florida, a multi-state portfolio of office buildings, environmentally contaminated industrial sites, multi-tenant office buildings and a nursing home chain. He has represented developers of multi-family projects, industrial and business parks and shopping centers.
Transactions in which Paul had been involved routinely included such financing arrangements as HUD-insured loans, low income housing tax credits, tax increment financing, brownfield tax credits, historic tax credits and other forms of public financing. Paul also represented general contractors, subcontractors, lenders and owners in a variety of construction contracting issues including joint venture arrangements, project agreements and subcontractor agreements. He represented landlords and tenants in a variety of leases involving space in regional malls and other retail locations, office buildings and industrial/warehouse buildings. He also represented parties in sale/leasebacks, synthetic leases, management agreements and redevelopment agreements. Paul has lectured on topics related to real estate finance and development to bar associations and other industry related groups.
